Rental Property  ~ Tenants and Landlords

To rent or buy? - that is the question. And when you decide to lease a property, you should keep a few factors in mind. Do you have good credit? I can help you create a house renting checklist and offer excellent home renting tips and information. While you may not be buying the place, you’ll still want your bases covered when you’re living there.

Rent or Buy?
Although more Americans are buying homes than ever before, renting can still be the most suitable option for some. Several factors should be considered when making the decision to rent or buy.

Stability:
Homes appreciate in value, but it takes time to see this benefit of homeownership. If you plan on staying in the same area for a long time, buying a home may be a viable option. However, if your situation is not so stable, buying a home may not be to your advantage. When you purchase a home and then sell it within a short period of time, you may just break even, or even lose money, at the settlement table.

Finances:
Lenders today offer options that allow people in all financial situations to purchase a home and take advantage of the resulting tax benefits. Still, some people may be concerned about making such a big financial commitment. In addition to a down payment, settlement costs, and insurance, you need to be prepared to pay for major repairs and improvements when you own a home. When you rent, the landlord typically covers repair and maintenance costs for you.

Home Maintenance:
From mowing the lawn to shoveling the snow, home maintenance comes with homeownership. You should think about the time you are willing to invest in maintaining a home. If you travel a lot of just don’t like outdoor projects, you may consider renting in a community where outdoor maintenance is included in the rent.

Home Decorating:
While it may seem like a trivial detail in deciding how to live, your personal style can play an important factor in your decision. When you rent, there are often restrictions on what changes you can make to the property. Even painting a wall requires permission from the landlord. When you own a home, however, you can decorate it as you please. If you're not ready to purchase a home, I can help you locate a rental.  I have access to many homes that are available for short-term and long-term leases.  If you own a home that you wish to locate a tenant for -- I can help with the process from advertising, screening potential tenants and our brokerage offers Property Management Services.

FOR TENANTS I will provide you with my services, free of charge to you as a tenant.  As part of my services, I will show you properties that meet your needs, provide you with the required paperwork and guide you through the process through signing of the Lease.

I only ask that you work exclusively with me during this process to avoid confusion and so I can be paid for my services by the owner of the property you ultimately rent.

If you have special requirements, such as pets, schools, etc., please make sure to tell me.

Below is a brief outline of the rental process.  Once we have located a rental property that meets your needs, the following will need to be done:

¨         Fully Complete, Sign and Date the Rental Application

¨         Sign and Date the Disclosure of Brokerage Relationship (this form advises the Listing Agent that I am assisting the tenant ... you).

¨         A Certified Check or Money Order for the Security Deposit, payable to the Listing Broker

¨         A Certified Check or Money Order (unless otherwise specified by the Listing Broker), payable to the Listing Broker for the processing fee (credit and employment check).  The processing fee of $______ needs to be paid for each adult applicant.

¨         Copy of Drivers License for each applicant

I will need all of these items in my possession to turn over to the Listing Agent in order for the Listing Agent’s office to start processing your application.

Once your application has been processed by the Listing Agent, they will present your Rental Application and verification of your credit worthiness and employment (they will not share your credit report with the property owner).  The Listing Agent will contact me with the decision.  If the owner rejects your application, I will be advised as to the reason and we can decide what course of action would best serve your needs.  If the owner accepts your application, we will move onto the next step.

A Deed of Lease will be prepared outlining the terms of the rental, i.e. monthly rent, length of lease, your responsibilities and the owner’s responsibilities.  We will either sign the lease in advance or on the day we meet for the walk-through. 

Prior to the start of your lease, you will need to contact the utility companies to have service turned over to your name.  I will provide you with an information sheet with the various utility companies, phone numbers and websites.

Either just prior to or the day your lease period begins, we will meet at the property.  During our meeting, we will do a “walk-through” of the property and note any areas should be noted to the owner, i.e. stains on carpet, dirty walls, and we will check to make sure everything is in working order.  The Listing Agent and/or the property owner may or may not be present during this meeting.  You will need to bring your rental payment which will be pro-rated in the event your lease period starts mid-month.  If you have a pet, you will need to make payment for the additional deposit for any pets.

Once we have completed the walk-through and payment has been made, keys. Etc/ (garage door openers, mailbox keys, etc.) will be turned over to you.

I will check in with you after you have moved in to make sure everything’s ok and see if there is anything I can help you with.  It is my goal to be your real estate agent for life and when you’re ready to purchase a home, I would love to help you with the process.

FOR LANDLORDS:  It is my goal to locate the best suited tenant for your property.  The process includes, but is not limited to, exposure in the Multi-Listing Service and various other websites, signage, lockbox, accepting Rental Applications, screening potential tenants, preparing the Deed of Lease.  Our Property Management Department can help with managing your rental property for a nominal fee.  Just ask me for more information.
